This riverfront 3-bedroom Granby vacation rental sits on 40 acres along a private stretch of the Fraser River in the Cabins at Edgewater community. Sleep 7 across a king suite with en-suite bath and private balcony, a queen bedroom, and a bunk room with three twin beds. Fly fish out the back door, swim in the heated community pool, soak in the hot tub, and turn the kids loose on the playground and dedicated kids' fishing pond. Ski Granby Ranch is 7 minutes away, Rocky Mountain National Park 21 minutes, Winter Park Resort 29 minutes, and Grand Lake a short drive, making this a year-round base for fishing, hiking, golf at Grand Elk, and skiing in Grand County, Colorado.

We spent five days at this Airbnb, and it was absolutely fantastic! Location was great, easier to find and in a beautiful setting. The house was spotless, tastefully decorated and fully equipped! The back of the house with decks upstairs and downstairs faced a river, and we loved sitting outside listening! The bedrooms were light and airy, lots of windows that we opened up in the evenings so we could enjoy the cool mountain air! Bathrooms were fully stocked with essentials and gorgeous thick towels! The kitchen had a gas range, a large fridge and even options to make drip or pressed coffee 😊 We enjoyed the pool several times, took advantage of the paddle boats on the little pond and even fished! We highly recommend this AirBnB, and we would love to come back! Easy access to Winter Park, Granby, and Grand Lake! We were 4 adults, 2 kids and a pup, perfect accommodations for all of us!

This was a great little place to stay and have family time. The triple bunkbed and tiny room was a little too small for my teens and it would have been better with a double bunk bed but we knew that was the bed situation when we booked. We just didn’t know how small the room was. Overall it was great for what we needed!

My family and I have been coming to the Granby/Grand Lake area for years and stayed at various homes in the region. This home is nicely tucked next to a stream with close by fun activities for little kids.The home itself is wonderful and was one of the best kept homes we have stayed out. It is a well maintained property, the owners were quick to respond for a question we had, and the process of check in and out was painless comparatively to some other Vrbo's I have stayed at. Highly recommend this property!

The Cabins at Edgewater sits on the Fraser River at the edge of Granby, Colorado, in the heart of Grand County. The community's 40 acres include a private fly-fishing stretch of river, three stocked trout ponds, a dedicated kids' fishing pond, paddle boats, a playground, fire pits, and a waterfall feature. Downtown Granby — restaurants, coffee at Java Lava, Fitch Ranch Meats & Market — is 2–4 minutes by car, and Grand Elk Golf Club is 2 minutes. For ski trips: Ski Granby Ranch is 7 minutes, Winter Park Resort 29 minutes, with Steamboat Springs and Summit County resorts 1–2 hours for day trips. In summer, boat or paddle Lake Granby, hike Rocky Mountain National Park from the Grand Lake (west) entrance 21 minutes away, raft the upper Colorado River, or ride the Fraser-to-Granby trail network. Snow Mountain Ranch and its year-round activities are 15 minutes south. Hot Sulphur Springs' historic pools are 12 minutes west.

• No air conditioning — Granby nights near 8,000 ft cool quickly.
• This property is not pet-friendly.
• Fire pits are available; firewood is not provided — grab a bundle in town.
• Fishing is catch and release: fly fishing on the river and ponds; lure fishing allowed on the kids' pond. CO fishing license required.
• Window coverings have been added to the primary bedroom and living room (photos not yet updated).
• A freight train passes in the distance twice nightly — most guests sleep through it with the river running.
• Pool and Hot tub schedule is set by the HOA and subject to change (no refunds for closures)
